How we reached it: Square Yards lists the project at ₹7,769 per sq ft and puts the Bommasandra average at ₹8,350 (June 2026). Its page also shows Habulus Tranquil, 1.3 km away, at ₹9,800, and our earlier internal estimate for this project was ₹9,350.

We centred the estimate near ₹8,750 and allowed about 10% either side. The range is on saleable area; where the page gives carpet area only, totals assume saleable area is carpet area times 1.25, about 738 sq ft for the 2 BHK and 1,246 sq ft for the 3 BHK.

Square Yards lists 1,080 sq ft saleable for a 2 BHK, so real saleable areas, and totals, may run higher. Confidence is medium: it rests on same-builder and same-locality comparables, not a builder price.
