Checklist items

Mark your own progress as you work through the documents

RERA and identity

Critical

Match the project or phase name, promoter entity, registration number, and location against the official filing before you rely on a brochure or booking pitch.

Critical

Tower count, phase identity, amenities, approvals, and possession claims should not exceed what the registered project actually covers.

Important

Do not assume the project filing is enough if the transaction is being driven by a broker or channel partner. Verify who is marketing and collecting your paperwork.

Finance and cost

Critical

Get the current base price, floor-rise, PLC, club-house charges, maintenance deposits, taxes, and the actual payment milestones before you calculate the property budget.

Critical

For financed purchases, review sanction conditions, bank legal checks, disbursement triggers, and hidden assumptions in the EMI plan before you commit.

Title and civic records

Critical

Ask for the title deed or mother-deed chain and an up-to-date encumbrance certificate. High-value transactions should not rely on verbal title comfort.

Construction and possession

Critical

Ask for sanction-plan references, commencement permissions where relevant, and the current construction scope so the sales narrative does not outrun the approval set.

Frequently asked questions

Is this checklist meant to replace a lawyer?

No. The checklist helps buyers structure due diligence. Title review, tax implications, and agreement risk still need professional review where the transaction demands it.

Why is this Karnataka-first instead of India-wide?

Because the portal behavior, document expectations, and state workflows are not interchangeable. This V1 is intentionally scoped to Karnataka.

Does the checklist change for NRI buyers?

Yes. NRI and OCI flows add banking-route, KYC, remittance, and execution considerations that resident buyers may not face in the same way.

Can I copy the checklist?

Yes. You can copy the current scenario and its checklist items into your own working review list. The tool does not save the scenario or send it to an advisor.
