Verify before you pay

A valid registration number is only useful if it resolves to the same project, phase, promoter, and location being offered to you.

RERA is necessary, not sufficient

Registration improves transparency, but it does not eliminate title, execution, quality, or delivery risk.

Marketing must match the filing

The central RERA FAQ states that promoters can advertise only after registration, and the sold story should stay consistent with the registered project.

Current scope

This page deliberately starts with Karnataka only. The verification workflow for Andhra Pradesh, Telangana, Maharashtra, and other states should be handled separately because each state portal and data surface behaves differently.

What RERA is designed to do

The Government of India RERA FAQ explains that the Act exists to improve transparency, accountability, fair play, and consumer protection in the real-estate sector.

The same FAQ also states that certain projects are exempt from registration, including projects where the developed land area does not exceed 500 square meters or the number of apartments does not exceed eight, inclusive of all phases.

  • The central FAQ says both ongoing incomplete projects and future projects fall within the Act's ambit, subject to the rules and exemptions that apply.
  • It also states that promoters can advertise a project for sale after registration with the Regulatory Authority.
  • Web portals engaged in selling apartments or plots are also treated broadly within the real-estate-agent framework under the Act, according to the same FAQ.

Step-by-step Karnataka verification flow

  1. 1Go to the official Karnataka RERA portal and start from the Services area, especially Project Status.
  2. 2Search using the strongest identifier you have: the exact project name, promoter name, or the registration number shown on the ad or brochure.
  3. 3Open the matching record and confirm the registration number, promoter entity, project identity, and location match what is being sold to you.
  4. 4Review the timeline, project scope, and any publicly available approval, progress, or extension information shown on the record.
  5. 5If an intermediary is involved, check Agent Status as well, not just the project record.
  6. 6If the project cannot be reconciled, check complaint and order surfaces, and treat unregistered-project reporting tools seriously.

What should match across the portal, brochure, and agreement

  • Project or phase name, including tower or phase-specific identity where relevant.
  • Promoter or developer entity and the spelling used in formal documents.
  • Project location, land parcel, and the broad scope of what is actually registered.
  • Possession and completion claims, especially if the sales team is presenting a tighter timeline than the official record supports.
  • Unit mix, amenity narrative, and any claim that sounds bigger than the registered project or current progress suggests.

Common red flags buyers should not ignore

  • A brochure shows a registration number, but the number does not resolve to the same project or phase.
  • The seller insists the project is effectively approved but asks you to wait for the formal registration later.
  • The ad uses vague pre-launch language without giving you a record you can independently verify.
  • Quarterly updates, extensions, or progress signals look inconsistent with the possession story being sold.
  • You are being pushed to pay a token immediately because a discount or allocation will supposedly disappear before you can verify the filing.

How BestProp.ai uses Karnataka RERA information

BestProp.ai directs buyers to Karnataka RERA as a primary public record to check for under-construction or newly marketed project research in Karnataka.

Where a project page lists RERA-related information, the buyer should independently check the current official portal record before a booking decision, because the buyer carries the transaction risk, not the page.

  • We prefer official filings over brochure claims when the two differ.
  • We do not treat a marketing deck, social post, or WhatsApp forward as equivalent to a verifiable registration record.
  • We expect users to treat any mismatch as a reason to pause, not as a minor clerical issue.
Section

What RERA verification does not prove on its own

  • It does not by itself guarantee clean legal title, lender approval, construction quality, or certain on-time delivery.
  • It does not remove the need to review the agreement, payment plan, and project-specific approvals.
  • It does not mean every project in the market must appear on the portal, because exemptions and category differences can apply.
RERA verification is the first gate, not the final gate.
FAQs

Common Questions

If a project is not visible on Karnataka RERA, should I still proceed?

Not until you understand why. Some projects can fall into exempt categories, but that should be explained with evidence, not with vague reassurance. Pause the transaction until the position is clear.

Does a registered project automatically mean it is safe to buy?

No. Registration improves disclosure and accountability, but it does not replace title review, agreement review, or common-sense diligence.

Do I only need to verify the project?

No. If an agent or channel partner is involved, verify that party as well and make sure the marketed project is consistent with the registered record.

Should I rely on the RERA number printed on an advertisement?

Only after you confirm that the same number resolves on the official portal and that the details match the exact project or phase being offered.
