About

Bren Park City is registered under Bren Corporation Private Limited, which has seven Karnataka RERA registrations in our data (updated 28 August 2026). The first was approved on 7 February 2019 and Park City is the latest, approved on 11 July 2025.

Of the six earlier registrations, four show a proposed completion date later than the one recorded at registration: Bren Northern Lights moved from 30 June 2022 to 30 March 2023, Bren Zahara from 31 July 2023 to 31 March 2024, and Soho by Bren and Bren Aspera each from 30 November 2025 to 30 November 2026.

Our data shows an "Extension Applied On" entry for Bren Zahara (4 May 2023), Soho by Bren (25 September 2025) and Bren Aspera (23 September 2025), each with no reason recorded; Bren Northern Lights has no extension entry.

Bren Ananta (31 August 2027) and Bren Avaana (29 February 2028) show the same date as at registration.

Our complaints table has 15 rows attached to Bren Corporation registrations, two of them on the Park City record.

They repeat two distinct entries across the seven records: one dated 4 April 2025 about registration of a sale deed, and one dated 22 December 2025 about termination of an allotment and refund of amounts paid.

The rows name other Bren projects, not Park City, and we have not matched them to this project.

Housiey describes Bren Corporation as 30 years old with 25 projects; our earlier research of Bren's own about page recorded over 5 million sq ft delivered, and we could not recheck that page on 11 October 2026 because the site returned an access error.

The project goes by several names

RERA registers it as BREN PARK CITY, portals write Bren Park City Electronic City, and Google India suggests "park city by bren" and "bren park city hulimangala".

Hulimangala, the village in the RERA address, is the locality name Google India suggests alongside the project name.

A 3 BHK show flat is ready at the site, according to Housiey (checked 11 October 2026). Housiey says the occupancy certificate has not been issued.

Master Plan

Master Plan Summary

RERA records 616 flats in six blocks, each with seven floors and eight slab levels. The flats per block are 112, 64, 144, 88 and 120 in Blocks 01 to 05, and 88 in EWS Block 06.

Each of those numbers divides evenly by eight, giving 14, 8, 18, 11, 15 and 11 flats per level, which fits a ground floor plus seven upper floors (our arithmetic, not a filed figure). Housiey writes the structure as 2B+G+7.

More master plan detail

The land figure is less settled. Our records give 10 Acres 18 Guntas, which is 10.45 acres or about 4.55 lakh sq ft, and RERA's area table for this project is empty in our data. Housiey says 16 acres of land parcels and PropNewz says about 12 acres.

At 10.45 acres the density is about 59 flats an acre. At Housiey's 16 acres it would be about 38.5.

RERA's parks line carries 44,713 sq ft. That is about 10% of our land figure, a ratio we computed from two different sources.

Construction follows a staged RERA schedule. Earthwork runs from 1 July 2025 to 11 April 2026 and footings from 13 October 2025 to 9 August 2026.

Work up to plinth level, sub-structure flooring and retaining walls are scheduled from 11 April 2026 to 7 November 2026.

The tower frame runs from 10 June 2026 to 4 August 2027, joinery to 16 March 2028, and plumbing and electrical basics to 15 May 2028, the last item on the schedule. Possession is registered for 30 June 2029, about 13.5 months after that last item.

Divided by the sizes shown, those are about ₹10,638 and ₹10,924 per sq ft. Houssed lists a 3 BHK of 1,640 to 1,650 sq ft at ₹1.7 crore to ₹1.8 crore.

Propertypistol lists ₹64.8 lakh onwards, with a minimum rate of ₹9.0 thousand per sq ft, for 1 BHK and 3 BHK flats with built-up areas of 720 to 1,666 sq ft. PropNewz gives no price. Housiey lists a construction-linked payment plan with loans up to 90%.

Our records carry a reference rate of ₹8,600 per sq ft from a local cost sheet that is undated and not tied to this registration, so we use it only as a low anchor for the estimate and do not show it as a price.

Extra charges in our cost notes are ₹50,000 for legal and documentation and ₹30,000 for property assessment and sub-numbering, plus e-stamp at 0.5%. One-year maintenance, the sinking or corpus fund and any PLC or FRC vary by unit.

BWSSB deposits, infrastructure and statutory charges are extra. Housiey lists maintenance at ₹6,600 to ₹6,700 a month for a 3 BHK.
