The portals describe the builder differently. Square Yards calls it Griha Mithra and gives 43 years of experience, NoBroker calls it GMC Group and gives 16 years in business, and the builder's own website says 15 years (all checked 13 October 2026).

Griha Mithra's website lists GMC One and GMC Aero Square as ongoing projects and has no page, price or brochure for Confluence, only a "Coming Soon" page for upcoming projects.

RERA registers the project as GMC CONFLUENCE, the same name as ours. Portals write it as GMC Confluence. The name is also a GMC vehicle brand, and Google autocomplete mixes in GMC Canyon queries.

Searches for GMC CONFLUENCE Anekal and GMC CONFLUENCE Bangalore lead to the same project as Sarjapur. The registered village is Billapura, and the pin code is 562125.

The project suits someone who wants a three-tower project of 270 flats in the Sarjapur area and can wait until 2031. It is a weaker fit for a buyer who needs a metro station within easy reach.

GMC CONFLUENCE Sarjapur stands on 134,764 sq ft, or about 3.09 acres, in our record of the RERA filing. NoBroker, Square Yards and Propsoch also say 3.09 acres, while Homes247 says 3.2 acres. With 270 flats the density is about 87 flats per acre.

The portals do not agree on the layout. Propsoch lists 373 units in four towers, and its density of 121 units per acre follows from that count. NoBroker lists 270 units in three towers.

Square Yards says one block in its overview, three towers in another place and two blocks in its master-plan text. The RERA tower table gives three towers and 270 flats, matching the 270 that NoBroker, Square Yards and Homes247 list.

Parking is filed two ways. The tower details list 270 spaces, one for each flat, while the plan section lists 36 open and 36 covered spaces. Get the allotted slot and its level written into the agreement.

The filing also marks common storage spaces and water conservation as common-area items "No", although it marks rainwater harvesting "Yes" under infrastructure.

It lists external sewage and drainage, storm water drains and an electricity transformer and substation as "No" while marking an internal sewage system "Yes", so ask which external connections the project relies on.
