Provident Housing Limited is the promoter on the RERA record. Our Karnataka RERA data shows nine projects under that name, from Provident Neora (registered August 2018) to Equinox 5. Five of the nine are Equinox phases in Bengaluru South taluk.

Provident Neora moved from 31 December 2021 to 30 September 2023. Equinox 1 moved from 31 March 2022 to 31 December 2023 and Equinox 2 from 30 September 2022 to 30 June 2025. Provident Capella 1 and Capella 2, both in Hosakote taluk, each moved by nine months.

Neora, Equinox 1 and Equinox 2 have an extension application on record. Equinox 3 (due 31 March 2028), Equinox 4 (due 31 March 2029), Provident Botanico and Equinox 5 still carry the dates they were registered with.

The RERA record for this registration lists 32 complaints against the developer, filed between 21 May 2019 and 29 June 2026 (checked 28 August 2026). None names Equinox 5.

Fifteen name Provident Neora, ten name the two Provident Skyworth phases, five name Provident Capella 1, and Equinox 3 and Equinox 4 have one each.

The subjects of 21 of the 32 mention a delay, possession or a missed completion date, and seven mention a refund or a cancellation. Read the delay-compensation and cancellation clauses in the agreement before you pay a booking amount.

BDA sanctioned the plan under BDA/NM/AS/AA-3/TS-2/D/23/2025-26, and the RERA registration is PRM/KA/RERA/1251/310/PR/170126/008410. The RERA record names ICICI Bank for the project account. RERA uses the same project name as ours.

Provident's construction update dated August 2026 has a Phase V section covering six towers, numbered 3A to 3F, and a commercial block.

It reports the foundation complete on towers 3F, 3E and 3D, first-floor work in progress on 3E, and footing work on 3A, 3B and 3C. The update prints no RERA number for Phase V.

Ask the sales team whether these six towers are the six wings registered as Equinox 5, and which tower number matches which wing.

Equinox 5 suits a buyer who wants a flat in a township where Provident says more than 2,500 families already live, about 2 km by road from Challaghatta metro station, and who can wait until 2030.

It is a weaker fit if you need a firm price today, because Provident has published no cost sheet for this phase and the figures here are a BestProp estimate. The later completion dates on five earlier projects are the other thing to weigh.

Master Plan Summary

The site is 1.94 lakh sq ft, about 4.45 acres, in our record of the RERA filing. With 396 flats, that is about 89 flats per acre. Provident says the wider Sunworth City township has 19 acres of green cover.

Wings C and E have 84 flats each, Wing F has 72, Wing B has 60, and Wings A and D have 48 each. Divided evenly over 12 floors, that is four to seven flats a floor. Ask for the floor plate of the wing you are considering.

The tower details give each wing one space per flat except Wing F, which has 60 spaces for 72 flats, for a total of 384. The plan section lists 286 open and 286 covered spaces, 572 in all.

The common-area schedule adds 62,779 sq ft of basement and 46,621 sq ft of open parking.

The RERA schedule gives parks 2.57 lakh sq ft, about 5.9 acres, against a land figure of about 4.45 acres for the phase. Ask Provident which open areas belong to Equinox 5 and which are shared with the rest of the township.

Provident has not published a cost sheet for Equinox 5. Its Provident Sunworth City page shows "₹79.69 L Onwards" with an asterisk (checked 10 October 2026; page last modified 30 September 2026).

That page describes 2 and 3 BHK flats in the township and lists five RERA numbers, this one among them. It does not state the phase, flat size or inclusions behind the figure. Its own FAQ says the price break-up is given at the time of allotment.

The portal prices we found are for earlier phases.

Housiey's Sunworth City listing, filed under the Equinox 3 RERA number, shows ₹95.18 lakh for a 2 BHK of 628 sq ft carpet area, ₹1.16 crore for a 3 BHK of 778 sq ft and ₹1.70 crore for 3 BHK flats of 1,264 and 1,287 sq ft, each described as all-inclusive.

PropNewz, writing about the nine-tower phase registered as Equinox 4, quotes a 2 BHK from about ₹73.49 lakh and 3 BHK flats at about ₹79.99 lakh and ₹1.45 crore. 360 Realtors lists ₹90 lakh to ₹1.60 crore under the Equinox 1 number.

All three were checked on 10 October 2026. They differ by more than ₹20 lakh on a 2 BHK, and none is a quote for Equinox 5.

Housiey also lists monthly maintenance of ₹4,400 for a 2 BHK and ₹5,400 to ₹8,900 for a 3 BHK in the township. Provident has not published a maintenance figure for this phase.

The project cost registered with RERA is ₹337.96 crore, of which land is ₹63.03 crore. Spread over the 4.07 lakh sq ft of carpet area in the filing, that is about ₹8,296 per sq ft of carpet area. It is the developer's filed cost.
