Our Karnataka RERA data shows Phase I with 480 flats (registered 28 February 2022, due 30 June 2025), Phase II with 400 flats (25 April 2023, due 31 December 2025), Phase III with 200 flats (14 December 2023, due 31 December 2026) and Phase IV with 280 flats (5 January 2026, due 31 March 2028).

Together that is 1,360 flats in seven towers. Sumadhura's page describes Folium as seven towers on about 16 acres with 1,280 units, which is 80 fewer than the four RERA registrations add up to.

Folium by Sumadhura Phase-IV has two towers, Wing F (Oak) with 200 flats and Wing G (Elm) with 80. Sumadhura calls Phase 4 "Elm and Oak" and says the two towers hold 280 four-bedroom homes of over 2,435 sq ft.

The RERA inventory lists a different mix: 20 one-bedroom, 144 three-bedroom and 116 four-bedroom flats.

RERA registers the project as FOLIUM BY SUMADHURA PHASE-IV. Sumadhura markets the whole community as Sumadhura Folium. Searchers use both word orders and also write "Folium Phase 4".

The promoter, Sumadhura Infracon Private Limited, has 20 registrations in our Karnataka RERA data, from Sumadhura Soham Phase-I (approved 23 November 2017) to this one.

Four of the earlier ones now show a later completion date than at registration: Eden Garden and Nandanam (31 December 2021 moved to 30 September 2022), Sushantham Phase I (30 September 2022 to 30 June 2023) and Sushantham Phase II (31 March 2023 to 30 December 2024).

Folium Phase I (30 June 2025) and Phase II (31 December 2025) carry completion dates that have passed, with no revised date in our data, and the data does not say whether those homes have been handed over.

The complaints list on this registration shows four entries, dated 21 January 2022 to 15 July 2026.

Their subjects are an additional payment demanded to complete the registration of a flat (Nandanam), a booked 3 BHK found approved as a 2 BHK (Folium Phase I), a room smaller than promised (Folium Phase II) and a token advance not refunded after cancellation (Sumadhura Edition Phase I).

The data is from 28 August 2026. Possession for this phase is due in 2028, and we hold no resident reviews for it.
