Cushman & Wakefield’s Bengaluru Q3 2026 report puts mid-segment quoted capital values at ₹8,500–₹10,000 per square foot in East Bengaluru, ₹8,500–₹10,500 in South-East and ₹7,000–₹8,000 in Far South. Its note says the figures are estimates, the quarter’s market information was collected only through 11 September, and quoted capital values exclude specified charges. They are comparison ranges, not an all-in price for a home.
What the Q3 report measures
The report’s city-wide weighted average capital-value estimate rose 1–2% quarter on quarter and 6–7% year on year. That is Cushman & Wakefield’s market estimate, not an official transaction-price index. The report’s mid-segment band runs from ₹70 lakh to ₹1.7 crore, and its selected-submarket table reports quoted capital values rather than a value for every project or apartment.
The report groups Whitefield, Old Airport Road, Old Madras Road and Budigere Cross in East Bengaluru. Its South-East grouping includes Sarjapur Road, the Marathahalli–Sarjapur stretch of Outer Ring Road, HSR Layout and Hosur Road. Far South includes Electronic City, Attibele and Chandapura. These are the report’s own groupings, not the only way to describe Bengaluru neighbourhoods.
Why a quoted range is not an all-in cost
Cushman & Wakefield says its quoted capital values include the base rate but exclude charges such as Preferential Location Charges, External Development Charges and Internal Development Charges. It also says its data is collated from primary and secondary resources, estimates are subject to change, and Q3 information was collected through 11 September 2026.
That cutoff leaves later September activity outside the stated collection window. A buyer comparing a current project quote should match the report’s submarket and segment, confirm the quote’s unit and area basis, and obtain the project’s dated payment schedule with excluded charges shown separately. The report cannot establish the negotiated price, value of a specific apartment or cost payable under a particular sale agreement.

Sources and scope
The primary source is Cushman & Wakefield’s Bengaluru Residential MarketBeat Q3 2026. Its report page confirms publication on 24 September. BestProp.ai reports the quoted ranges with the source’s data cutoff and exclusions; it does not convert them into a fair-value estimate for any individual property.
