The Bangalore Development Authority’s T-13/2026-27 bulk-land e-auction lists 32 sites, and 23 are in the South Zone. The notice gives prospective bidders until 3 October 2026 at 5:00 p.m. IST to express interest; live bidding is scheduled from 5 October at 11:00 a.m. to 6 October at 5:00 p.m.
Where the 32 sites are listed
BestProp.ai counted the parcels in the four zonal tables in BDA’s 11 September notice: 23 South, 6 North, 2 West and 1 East. That distribution is a useful first filter, not a substitute for checking the layout and survey details of an individual site. The notice lists those fields alongside each parcel’s area and rate per square metre.
What the South-heavy count measures
The South Zone’s 23 lots are about 72% of the 32 sites in this notification, by parcel count. That percentage does not describe the share of land area or value: BDA lists each site’s area separately, and one listed parcel measures 4,021.56 square metres. Read the zonal total as a map of the lots in this one auction, not as a measure of all BDA land available or a citywide supply trend.
This is a BDA bulk-land auction notice, not the application route described in the Authority’s separate Dr K. Shivarama Karantha Layout allotment update. Keep the two processes apart when comparing dates or eligibility steps.
The dates and conditions to check
BDA’s notice says the e-auction commenced on 21 September. It sets 3 October at 5:00 p.m. IST as the last time to express interest, with live bidding opening on 5 October at 11:00 a.m. and closing on 6 October by 5:00 p.m. The notice directs bidders to the Karnataka Public Procurement Portal for the e-auction process and payments.
The notice also says the sites are auctioned on an “as is where is” basis and tells bidders to physically check the location and road width before bidding. That makes parcel verification central: confirm the correct survey/site number, dimensions, area, access and current terms in the official notice and procurement listing before committing funds.
Is this a regular residential-site application?
The document is titled as an e-auction of bulk lands and lists individual auction lots. A prospective bidder should read the site’s designation and all conditions in the notice rather than assuming it follows the application steps for another BDA allotment.
Does the listed rate equal the final sale price?
The notice provides a rate for each listed site, but the final outcome depends on the auction. Do not use one parcel’s listed rate as a citywide land benchmark or as a direct comparison for an apartment purchase.
Sources and limits
The official BDA T-13/2026-27 notification is dated 11 September 2026. The zone counts above are BestProp.ai’s count of its four site tables. This report does not establish site condition or suitability; inspect the selected parcel and confirm the live procurement listing.
BestProp.ai buyer read: start with the site number and location, not the citywide auction headline.
