Bengaluru Development Authority’s application window for sites in Dr. K. Shivarama Karantha Layout closes before 12 noon on 15 October 2026. Its 31 August notification lists 2,815 sites across three dimensions, but also says the number may change and the stated site values are provisional. Applying is not the same as receiving an allotment.
What BDA’s notification lists
The notice lists 2,500 sites measuring 9×12 metres, 300 measuring 12×18 metres and 15 measuring 15×24 metres. Its provisional “sital value” table gives ₹69,75,072, ₹1,39,50,144 and ₹2,32,50,240 respectively. The document separately lists registration fees and initial deposits; a buyer should not treat the site value alone as the full amount required to apply or complete a purchase.
BDA says applications must be submitted before the stated deadline and directs applicants to its official portal and listed facilitation channels. It says the site count can change and that provisional values may be revised when an allotment letter is issued.
The sequence matters as much as the date
The notification says general-public allotment will be taken up after BDA complies with the specified landowner and incentive-site sequence linked to a Supreme Court order. That is a meaningful qualification: the notice opens an application process, but does not promise that every listed site will be available to every applicant or that an application guarantees selection.
The notice’s general eligibility clauses include an age threshold of 18 and a Karnataka domicile period of 15 years, with separate wording for certain categories. It also contains site-ownership and prior-allotment conditions. Applicants should read the full notification for their category instead of relying on a short summary.
BestProp.ai’s separate report on Bengaluru’s Nambike Nakshe building-plan pilot covers a different local process. It is not a substitute for BDA’s allotment notice or eligibility rules.
Are the listed site values final?
No. BDA labels them provisional and says they may be revised at allotment. The notice also lists registration fees and initial deposits separately.
Does applying guarantee a site?
No. BDA’s notice describes an application and allotment process, including a prior landowner and incentive-site sequence. It does not guarantee selection to an applicant.
Sources and limits
The BDA notification dated 31 August 2026 gives the dimensions, provisional values, application deadline and conditions. BDA says the site count is subject to change. Use the current notification and official application portal to confirm availability, eligibility and amounts before submitting documents or payment.
BestProp.ai buyer read: the useful first check is whether the official rules fit the applicant and whether the provisional cost fits the household—not the headline count alone.
