The Bangalore Development Authority’s T-15/2026-27 notice sets 31 October 2026 at 5:00 p.m. IST as the deadline to express interest, with scheduled bidding from 2 to 4 November. The key buyer constraint is the payment sequence after a winning bid: the notice calls for 25% of the total cost, less the earnest money deposit, within 72 hours of the auction advice letter, followed by the remaining 75% within 45 days of the allotment letter.
The dates and cash calls in the BDA notice
BDA’s notification is dated 3 October. It sets an earnest money deposit of ₹4 lakh per site. It also says a bid must exceed the site’s base price by at least 10% and that each site needs at least two bidders. These are notice terms, not a final purchase price or a guarantee that any particular site will be allotted. Read the BDA notification.
For a successful bidder, the 72-hour and 45-day windows are anchored to separate BDA letters. That timing makes the EMD only the first cash requirement. Before registering interest, set out the full bid amount, transaction costs and available funds, then compare them with the instructions in the current portal and any advice letter received.
BestProp.ai’s site check before bidding
The notice asks bidders to physically check each site’s location and road width and says sites are offered in their existing condition. Use the current BDA or Karnataka Public Procurement Portal listing to confirm that a lot remains available and that its number, dimensions and location match the notice. This article reports the schedule in the dated notification; it does not verify post-notice changes or live lot status.
BDA’s earlier T-13 bulk-land auction was a separate exercise with different lots and terms. Its October auction overview should not be used as a substitute for the T-15 notice.
Frequently asked questions
Is the ₹4 lakh EMD the full amount a winning buyer needs immediately?
No. The notice separately requires the first 25% payment, after adjusting the EMD, within 72 hours of the auction advice letter. It then sets a 45-day deadline for the remaining 75% after the allotment letter.
Does the notice prove a listed site is still available?
No. Check the current official auction listing for the lot and any later notice, then physically inspect the site before bidding.
