Two widely reported Q3 2026 housing-sales estimates point in different directions on year-over-year change: PropEquity’s nine-city figure was down 6%, while ANAROCK’s seven-city figure was up 3%. BestProp.ai’s reading for buyers is to check each provider’s market set and timing before treating either percentage as a national verdict.
What the two reports say
A 26 September Press Trust of India report carried by Business Standard said PropEquity estimated 103,170 primary-market sales across nine cities in July–September, compared with 109,420 a year earlier, a 6% decline. A second PTI report, published by Business Standard on 28 September, said ANAROCK estimated 100,220 sales across its top-seven-city set, up 3% from 97,080 in Q3 2025.
These are estimates attributed to two research providers, not a single official count of registered sale deeds. The reports use different city-set sizes, so their totals and annual change rates are not a like-for-like comparison. The published articles do not provide enough common methodology detail to explain the gap; readers should not infer a cause.
Publication timing matters too
Both articles were published before 30 September, the end of the July–September calendar quarter, while describing their figures as Q3 or July–September results. The reports cited here do not state a precise data cutoff or explain how the last days of the quarter were handled. That timing is a reason to preserve the provider attribution and avoid presenting the numbers as a complete government registry tally.
How a buyer can use the figures
A broad sales total cannot establish whether a particular city, price band, project or resale home is moving at the same pace. For a purchase decision, compare the city and segment relevant to the home, ask what period and transaction set a report covers, and review the property’s own documents and payment terms. The two headlines alone do not show whether an individual buyer should buy now or wait.
BestProp.ai’s Q2 housing-sales explainer shows why national totals need to be read alongside city and segment detail.
Sources and scope
The figures above come from Business Standard’s 28 September PTI report on ANAROCK and its 26 September PTI report on PropEquity. The articles reproduce provider estimates; no official registered-transaction series or full common methodology is supplied here.
