Residential launches across India’s top seven housing markets rose 18% year on year in Q3 2026, while sales grew 3% and available inventory increased 12%, ANAROCK reports. The useful read for a homebuyer is mixed: new supply accelerated, but the stock of launched, unsold homes also grew. This is a seven-city tracker, not a measure of every Indian market.
New supply moved faster than sales
ANAROCK’s Q3 2026 Residential Market Viewpoints estimates about 114,300 new units launched and 100,200 sold across the top seven cities during the quarter. Available inventory reached about 630,600 units, up 12% from a year earlier. The report puts inventory overhang at 19 months.
Those measures answer different questions. Launches count new supply entering the market during the quarter; sales count transactions reported by the tracker; available inventory is a stock measure. One quarter’s launch-sales difference is not a count of homes immediately available to a particular buyer, and the national figures do not show which neighbourhood has the right unit, price or completion status.
The affordable share improved, but stayed limited
The report’s affordable category covers homes priced below ₹40 lakh. It accounted for 14% of Q3 launches, more than twice the year-earlier share. That is a better share than before, but it remains a minority of new supply in the tracked cities. The figure does not say how many qualifying homes are near a buyer’s workplace or within a given project phase.
BestProp.ai’s recent private-equity report on Indian real estate covered a different measure: investment flows and the mix of residential supply in report coverage. Capital raised or deployed should not be read as a count of homes available to buy.
How to use the Q3 numbers
Treat the figures as a market-level screen, then narrow the decision to the city, corridor and project. Check current phase inventory, the project’s registration and construction status, comparable units in the same budget, and whether a quoted price is for the same area basis. ANAROCK’s seven-city totals cannot replace those checks.
Did home sales fall in Q3 2026?
No. ANAROCK reports sales of about 100,200 units across the top seven cities, 3% above Q3 2025. Launches and available inventory rose faster than sales growth.
Does a 19-month overhang mean every city has excess stock?
No. It is the report’s aggregate overhang measure for the seven-city dataset. Conditions can differ by city, price segment and project.
Source and limitation: All market figures above come from ANAROCK Research & Advisory’s Q3 2026 report. The report covers seven major housing markets; BestProp.ai does not treat the aggregate as a forecast or as a project-level availability statement.
