India recorded 23.17 million square feet of office gross leasing in July–September 2026, the strongest quarter after a mid-year lull, according to JLL’s 26 October release. Gross leasing for January–September reached a record 61.06 million square feet. Bengaluru accounted for 33.4% of Q3 gross leasing, or 7.74 million square feet. (JLL’s Q3 2026 release)
Q3 and nine-month figures
| Measure | JLL figure | Period |
|---|---|---|
| India gross leasing | 23.17 million sq ft | Q3 2026 |
| India gross leasing | 61.06 million sq ft | January–September 2026 |
| Bengaluru gross leasing | 7.74 million sq ft, or 33.4% of the Q3 total | Q3 2026 |
| India GCC leasing | 26.2 million sq ft, up 30.6% year over year | January–September 2026 |
The Bengaluru share describes the city’s portion of office lease transactions in that quarter. It is not a measure of housing sales, rents or prices. JLL’s release also reports Bengaluru gross leasing of 17.11 million square feet for the first nine months of 2026.
Leasing is not the same as occupied space
JLL defines gross leasing as lease transactions recorded during a period, including confirmed pre-commitments but excluding term renewals. It defines net absorption as new floor space occupied less floor space vacated; a pre-committed office is not counted as absorbed until it is physically occupied. Those measures answer different questions, so a strong leasing quarter alone does not show how many workers moved into a district or where they live.
For buyers, the report is useful as a broad commercial-market signal. It does not establish that residential demand has increased in a particular Bengaluru neighbourhood, or that home prices will rise. Those conclusions would need separate housing transactions, inventory, employment and commute evidence. BestProp.ai previously covered the weaker Q2 reading in JLL’s nine-quarter-low report; the Q3 release provides a new quarter’s data rather than a housing forecast.
