A CREDAI–ANAROCK report put the value of housing projects under construction in India at US$430 billion in 2025, up from US$235 billion in 2019. The figure is a monetary estimate of a construction pipeline, not a count of homes completed, available for sale or ready for possession.
What the reported $430 billion measures
Moneycontrol’s 2 October PTI report says the joint study placed the value of housing projects under construction at US$430 billion in 2025, compared with US$45 billion in 2009. The same report put the value of all real estate under construction—including residential, office, retail and warehousing—at US$503 billion in 2025, against US$94 billion in 2009.
The report summary says residential property made up 85% of that wider construction value in 2025, compared with 48% in 2009. These are the study’s reported values and shares. The public summaries do not give enough detail to reconstruct the valuation method or produce a city, price-band or unit-count breakdown.
Why value is not a home count
A larger rupee or dollar value can reflect several things, including the mix and value of projects being built. The reported figure alone cannot show how many units the pipeline contains, how many will finish on schedule, where they are located, or what share is available to a household at a particular budget.
That distinction matters because “under construction” is not the same status as completed inventory. A national estimate cannot confirm the progress, approval status or possession date of a project a buyer is considering. Those questions still require project-level records and current construction information.
Compare like with like
BestProp.ai’s H1 2026 housing-sales value report covers a household transaction measure. Its period and method are different from a construction-pipeline valuation, so the two totals should not be compared as if they measured the same market activity.
Source and methodology limit
The underlying CREDAI–ANAROCK report was not available in full in the public material reviewed for this article. The figures here are attributed to the report through same-day coverage by Moneycontrol / PTI and a separate Hindustan Times report. The available summaries support the reported values, but not a reconstruction of methodology or a forecast of prices, completions or available supply.
