ICRA’s 31 August real-estate update expects residential sales value in India’s top seven cities to grow by 8–11% in FY2027. The figure is a market-value forecast; it is not an estimate that every home price, city or buyer segment will rise at the same rate.
The forecast sits beside slower area growth
ICRA’s public summary reports that area sold in the top seven cities increased 1.5% to 653 million square feet in FY2026. Within that total, it says area sold rose 14% in the luxury segment and 2% in the mid segment, while the affordable segment fell 9%.
That split matters more to a buyer than the 8–11% headline on its own. It shows that the market’s area result was modest and uneven across price segments. A higher sales-value expectation can reflect a different mix of homes as well as changes in the amount of housing sold; it should not be converted directly into a forecast for an individual apartment’s resale price.
Launches are another measure
ICRA reports that launches in its top-seven-city series reached 732 million square feet in FY2026, up 9%, partly because projects delayed by approvals in FY2025 moved into the following year. It estimates launches of 760–785 million square feet in FY2027, a 4–7% increase, and cites comfortable unsold-inventory levels. Launches measure new supply entering the market, not completed sales. A buyer comparing a project should check its own approval, construction and inventory position rather than treat a national launch estimate as proof of local oversupply.
What the national number says about Bengaluru
ICRA defines its top-seven-city set as Bengaluru, Chennai, Hyderabad, Kolkata, Mumbai Metropolitan Region, Delhi-NCR and Pune. The public summary does not show a Bengaluru-only FY2027 sales-value estimate. The national forecast is useful sector context, but it cannot tell a Bengaluru buyer whether a particular micro-market, project or configuration is fairly priced.
For broader context, BestProp.ai has also covered premium demand and inventory across India’s housing market. That market-level view, like ICRA’s forecast, should be kept separate from a property-specific comparison.
Match the number to the decision
When a developer or broker cites a market growth figure, check four things: whether it measures sales value or area, which financial year it covers, which cities are included, and which housing segments moved. Then compare like-for-like homes using recent local evidence rather than applying the national percentage as an automatic price adjustment.
Does ICRA forecast home prices to rise 8–11%?
The public report headline says residential sales value is likely to grow by 8–11% in FY2027. It does not present that figure as a home-price index. BestProp.ai reads the distinction as material for buyers comparing a city or listing.
Is Bengaluru included in the report?
Yes. ICRA lists Bengaluru among the seven cities in its analysis. Its accessible summary does not provide a separate Bengaluru forecast for the 8–11% sales-value estimate.
Sources and limits
ICRA’s 31 August 2026 quarterly update supplies the forecast, FY2026 area-sold comparison, segment figures and city set. The article uses ICRA’s public summary; it does not infer a Bengaluru-specific price path from a national number.
BestProp.ai buyer read: ask what a percentage measures before using it to judge a home’s asking price or your budget.
