Greater Chennai Corporation says property tax paid from 1 through 30 October for the second half-year qualifies for a 5% incentive, capped at ₹5,000 per assessment. The October 30 date is the cutoff shown on the Corporation’s Revenue Department page. Property owners should check their current assessment and payment demand before relying on the cap or calculating a saving.
Who does the October 30 property-tax date apply to?
The Greater Chennai Corporation Revenue Department lists a five-percent incentive under Rule 268(2) of the Tamil Nadu Urban Local Bodies Rules, 2023, for property tax paid within the first 30 days of the relevant half-year month. It specifies 1–30 April for the first half-year and 1–30 October for the second half-year, with an incentive of up to ₹5,000 per assessment.
That makes the rule local to assessments administered by Greater Chennai Corporation. It is not a statewide offer for every Tamil Nadu municipality, and a property in another city should be checked against that city’s own tax authority and current demand notice.
How should an owner check the actual incentive?
Start with the Corporation’s current tax demand or online property record. Confirm the property or assessment identifier, the amount due for the second half-year and the payment date shown by the portal. The Revenue page states the percentage and per-assessment cap; the actual amount depends on the assessment and the Corporation’s calculation. Keep the generated receipt after payment and confirm that it reflects the amount settled.
The rule’s timing is easy to misread: it is a window at the start of the second half-year, not a general extension through the end of the financial year. If a portal record shows a different balance, or the property’s assessment details are changing, use the Corporation’s official revenue channel for clarification before assuming that a particular payment is fully settled.
BestProp.ai also tracks a Bengaluru property-tax portal date. That is a separate municipal schedule; Bengaluru’s dates and rules do not apply to a Chennai assessment.
Does the incentive reduce every part of the bill?
The public Revenue page states the 5% incentive up to ₹5,000 per assessment. It does not explain every component of every individual demand in a way that lets BestProp.ai calculate a reader’s exact saving. Check the amount presented in the current Corporation record, and seek clarification if the portal’s breakdown does not match the expected discount.
Owners buying or selling during October should also make sure their sale documents, property identifier and latest tax receipt refer to the same assessment. A payment deadline alone does not establish that there are no prior dues, reassessment issues or ownership-record updates. The useful action is to verify the account-level demand, pay through an official channel within the stated window if appropriate, and retain the receipt.
