ANAROCK Research & Advisory counted 16,650 Bengaluru home sales in Q3 2026, 12% more than a year earlier. Available inventory rose 35% annually to 80,200 units, the sharpest annual increase among its seven tracked cities. The two measures can rise together: quarterly inventory grew only 1% as sales increased and new launches eased. The Q3 2026 report gives the city-level figures.
How many homes did Bengaluru sell?
The report records 16,650 sales, up 9% from Q2 2026 and 12% from Q3 2025. That made Bengaluru one of the few top-seven cities with annual sales growth in the quarter. The sales figure is a research estimate for the whole city market; it is not a count of one developer’s bookings or a measure of sales in every neighbourhood.
Why did available inventory still rise?
ANAROCK estimates 80,200 available units at the end of Q3, up 35% from a year earlier. The quarter-on-quarter increase was 1%, from 79,200 in Q2. The report says this annual build-up was the largest among its seven cities, while the slower quarterly rise came as sales outpaced a reduced launch pipeline.
New launches totalled 17,700 units, 16% above Q3 2025 but 18% below Q2 2026. Sales increased 9% quarter on quarter. The Q3 snapshot therefore pairs strong annual sales growth with an annual inventory increase, while the latest quarter shows a narrower rise in available stock. One period comparison does not cancel out the other.
What does a 15-month inventory overhang mean here?
ANAROCK puts Bengaluru’s Q3 inventory overhang at 15 months, the lowest among its seven markets. The report shows the measure 2% lower quarter on quarter and 22% higher year on year. Its overhang is a market-level absorption measure; it does not promise that a particular apartment or project will sell within that period.
The report defines available inventory as unsold units in launched projects, regardless of launch timing or construction progress. It is not a count limited to completed homes. BestProp.ai’s earlier Bengaluru Q2 launch-mix report looks at a different supply measure from the previous quarter.
What can a buyer infer from citywide data?
The Q3 report supports two bounded observations: sales increased from a year earlier, and available stock also grew over that period. For a particular project, the citywide total does not show its unsold unit mix, construction stage, recent booking pace or locality-specific competition. Those details need project-level records and current local evidence.
Did Bengaluru sales increase in Q3 2026?
Yes. ANAROCK reports 16,650 sales, up 9% quarter on quarter and 12% year on year.
How much available inventory did Bengaluru have?
ANAROCK reports approximately 80,200 available units at the end of Q3 2026, 35% above the same quarter in 2025.
Did inventory rise during Q3 itself?
Yes, but by 1% quarter on quarter, compared with a 35% annual increase. The report attributes the slower sequential build to stronger sales and fewer launches than in Q2.

All market figures and the inventory definition in this report come from ANAROCK Research & Advisory’s Q3 2026 report. They are citywide private research estimates, not project-level sales or a government register of completed unsold homes.
