Cushman & Wakefield counted 12,442 residential launches in Bengaluru in Q3 2026. Affordable homes made up 7% of that reported mix after the report recorded no affordable launches in the first half of the year; 56% of Q3 launches were in its East Bengaluru submarket. BestProp.ai’s buyer lens is that affordable supply returned, but remained a small share of launches in this snapshot.
What changed in Bengaluru’s Q3 launch mix?
The report assigns 50% of Q3 launches to its high-end and luxury segments, 43% to the mid-segment and 7% to affordable homes. In the report’s bands, “affordable” means homes priced up to INR 70 lakh. The figure describes launches during the reporting period, not the number of homes still available to buy or their final transaction prices.
Cushman & Wakefield places 56% of Q3 launches in East Bengaluru, 24% in the South-East and 18% in the North. It names Varthur, Panathur Road and Hoskote among East’s active launch locations, and HSR Layout and locations around Sarjapur Road in the South-East. These are the report’s submarket groupings; they do not establish that every project in a named locality belongs to the same price band.
What should a homebuyer take from 7%?
The Q3 affordable share marks a return after no affordable launches in H1, but it is not evidence that entry-level inventory is now plentiful. Nor does the launch count establish sales, bookings, construction completion or a price reduction. Buyers need to check each project’s current availability, RERA record, approved plan, total cost and possession terms.
There is also a timing limit. The report says its Q3 market information was collected through 11 September 2026, before the end of the quarter. BestProp.ai therefore treats the figures as the report’s Q3 snapshot, not a complete tally of every launch made through 30 September.
For the earlier comparison, see BestProp.ai’s Q2 Bengaluru launch mix report. The Q3 report changes the affordable-launch picture, while its segment and geography data still need project-level verification.
BestProp.ai’s buyer takeaway
A 7% share is a supply signal worth tracking, not a substitute for comparing actual homes under a buyer’s budget. Start with the project’s registered details and all-in cost, then compare like-for-like units across the same locality and price band.
Report and limits
The figures and segment definitions come from Cushman & Wakefield’s Bengaluru Residential MarketBeat Q3 2026. The report’s information cutoff is 11 September 2026. Launches are not the same as unsold inventory, sales or completed homes.
